What Should Your Home Remodeling Contract Include?

Posted on:  April 1, 2025

When starting a project for home remodeling in New Jersey, you'll have to sign a contract with the remodeler. Even if the contractor verbally explains the document's contents, you should still ensure the home remodeling contract contains everything it should to protect you from low-quality, incomplete, or faulty work.

Do you know what information this kind of documentation should contain? JMC Home Improvement Specialists has the answer below.

What To Look for in Your Contract With a Home Remodeler

A home remodeling contract is a legally binding contract between you and the home remodeler that outlines the terms of your project. The document protects you and the company from unforeseen problems like delays or budget issues.

Still, not all contracts are ideal. In worst-case scenarios, a bad contract could leave you financially liable for materials or services the remodeler would otherwise cover.

Look for these features in your documentation to ensure you have a solid contract and avoid scams with unreliable companies.

1. The Scope of the Work and Accompanying Drawings

The bulk of the home remodeling contract includes the scope of the project and a selection sheet outlining what the remodel will and won't include. It will also include:

  • Essential materials
  • Material storage
  • Details about how the team will complete the work
  • Post-job clean-up details
  • Floor plans and before-and-after 3D renderings

2. Project Exclusions

The document should also include details about exclusions or the services, materials, or items the remodeler does not agree to cover within the contract price. An example would be a certain type of fixture or flooring that the contractor doesn't work with. Read these terms carefully to prevent surprise expenses.

3. Completion Timeline

Be sure you look for the completion schedule. Professional remodeling contracts contain start and finish dates, giving the workers a specific timeframe to complete all work. Even if delays occur, the timeline details should include a system explaining how the contractor will immediately contact you about timeline changes.

4. Warranty Details

A warranty offers protection from the contractor that explains how they will make things right if something goes wrong with the project. The warranty should have a coverage date and exclusions for materials with manufacturer warranties.

5. Payment Terms

It's easy to accidentally overextend a renovation budget. So your home remodeling contract should include a detailed payment schedule explaining how much you must pay the contractor and when each payment is due.

6. Permits, Licenses, and Insurance

Depending on the kind of home makeover you seek, the contractor may have to get certain permits and licenses to do the job. Getting these credentials is usually the home builder's responsibility, not the homeowner's. For instance, many states require builders to be state-licensed to ensure their qualifications and expertise.

Your contract should also have proof of the company's liability insurance. Insurance also financially protects you from property damage or job-related injuries.

7. Quality of the Contract

Although a handwritten contract is technically legally binding, it doesn't embody professionalism. A typed contract with clearly defined terms is easier to understand and interpret. As such, hiring a team offering typed contracts instead of handwritten ones is better.
